The latest trailer for Disney's Haunted Mansion is a surprisingly spooky treat — one that assures you that this isn't just a remake of 2003's The Haunted Mansion.

Haunted Mansion sees a woman and her son (Rosario Dawson and Chase W. Dillon) hire a motley crew of supposed spiritual experts to rid their home of the ghosts within. These aspiring exorcists, played by LaKeith Stanfield, Tiffany Haddish, Owen Wilson, and Danny DeVito, soon find out that they're up against some majorly creepy forces, including the terrifying Hatbox Ghost (Jared Leto) and Madame Leota (Jamie Lee Curtis). Here's hoping these all-stars make it out alive... and unpossessed.

Haunted Mansion hits theaters July 28.
