This adorable dog is helping sell real estate in Australia

You're about to meet the cutest salesdog ever.

Tiffany, a five-year-old Shih Tzu Cavalier cross, has been helping sell properties in Australia by being a model in photos.

Her owner, real estate agent Tracey Ashley, has been using Tiffany in listings at Remax United Vision in Carina, Queensland.

It all started approximately two years ago, when Ashley found it difficult to purchase a property that would house Tiffany.

"I found it very hard to work out which properties were pet-friendly, or weren't," Ashley told Mashable Australia. "I thought, wouldn't it make it easier for buyers if I could put Tiffany in my properties that are pet-friendly."

The doggy experiment turned out to pay off, with "nearly double" the amount of page views on properties that Tiffany appeared on. Now she appears on nearly every property Ashley lists, with sellers given the option to use Tiffany in their listing if they'd like to.

"Sellers are ringing up and saying, we've seen your photos with Tiffany, can we get you to sell our house with her in it," Ashley said. "It's kinda snowballed ... we even get buyers asking us if Tiffany has been in other listings."

Ashley initially only had Tiffany the photos in the listing, but buyers started to ask as to where Tiffany's whereabouts at home inspections. "I now have her at the open homes to greet the buyers as well," Ashley said, who says Tiffany can't help but stop for pats around strangers.

"Rather than people turning up and taking down names and numbers, making it a very clinical deal, it's a real icebreaker to have the dog and makes buyers receptive to us," Ashley said.
